Q. What are my voting rights?

A. Each condominium unit and each villa is entitled to one vote at a meeting of the association membership

Q. What use restrictions are in force?

A. Restrictions pertain to lawful use, nuisances, cleanliness, and residential use. 

Q. What assessments are payable to the Association and how much are they?

A. The Association levies assessments to cover common and recurring expenses, in accordance with a budget that is adopted annually by the Board of Directors. Additionally, assessments may also be levied for emergencies requiring immediate repair or other circumstances. Monthly maintenance fees vary by unit. 

Q. Am I required to pay rent or land use fees for recreational or other commonly used facilities?

A. No. There are no additional fees due to the Association other than the monthly maintenance fee.

A. 14 acres. Yes, on a catch and release basis

A. The name is Casablanca Drive and is approximately 1.2 miles around.

Q. What else is included in the monthly maintenance fee?

A. Grounds maintenance, trash collection, water/sewer, building maintenance, and provision for common elements.

Q. If a unit's lanai has a glass enclosure, who is responsible for its maintenance? What if the lanai is screened?

A. The lanai with the glass enclosure is the owner's responsibility, as it is not part of the original construction. The lanai that has screened enclosures is the Association's responsibility, as they were part of the original construction. 

Q. How do emergency services gain entry?

A. Depending on the circumstances, either by contact with the owner through the entry telephone system or via the emergency entry system installed at the front gate.

Q. Can newspapers be delivered to a unit?

A. Yes, by arrangement with the carrier.

Q. How much has the maintenance fee increased in the last 5 years?

A. The average annual increase over the past 5 years has been approximately 3%

Q. Are there any special assessments due or anticipated?

A. No

Q. In the event of a fire or other damage in a unit, how does the insurance work?

A. The Association's insurance does not cover damage to the interior of a unit. Such claims would be channeled through the homeowner's insurance.

Q. Can I rent my unit when not in use?

A. Units may not be rented less than 30 days and rentals of six months or longer must be approved by the Board of Directors. The age of the primary occupant must comply with our 55 and over status.

Q. Are pets allowed?

A. No. No pets are allowed at anytime. 

Q. Do you have cable TV and internet? 

A. Yes included in the monthly maintenance fee.

Q. Is this a 55 plus community?

A. Yes. The primary occupant of the unit must comply with our 55 and over status.
